Overview

Built for a commercial real estate tenant representation team, this system continuously scans funding announcements, hiring surges, lease expirations, regulatory filings, and expansion news, then scores and routes qualified tenant opportunities. It produces three layered deliverables: a weekly tiered lead intelligence report, a quarterly market pulse brief assembled entirely from public data with cited sources, and a daily trigger alert digest with suggested outreach.

The Problem

Brokers serving fast-moving sectors miss the narrow window between a tenant's funding or hiring event and their decision to engage representation. Manually scanning news, filings, and professional networks across hundreds of companies is too slow and inconsistent to catch those signals reliably. The team needed a way to surface well-capitalized tenants likely to need space before competitors reached them.

My Approach

A three-stage pipeline ingests public signals from web and news search, public B2B contact data, filings, job listings, and funding databases, then uses an LLM extraction and ranking layer to detect real estate intent events and assign each a priority score. Leads are filtered by funding threshold, headcount growth, industry, and location, then packaged into structured reports. A market-brief generator synthesizes vacancy, absorption, and funding data into a sourced narrative, while a daily module drafts personalized outreach per trigger for human review. The architecture is stateless, serverless, and operated on public data only during the pilot, with every output linked to a verifiable source.
